Multifamily enters fall 2026 more resilient than expected, the recovery remains uneven, and market selection has never mattered more. Gateway and Midwest metros are outperforming, while Sun Belt markets continue to work through elevated lease-up competition. As population growth slows, immigration declines and household formation patterns shift toward older and smaller households, demographic tailwinds that once felt reliable are becoming harder to read, and the margin for error in underwriting is narrowing.
Industry experts Jeff Adler and Paul Fiorilla offer strategic insights on the current state of the multifamily market. The program covers:
- An overview of the current economic environment, including GDP trends, inflation and labor market shifts
- Key forces shaping multifamily today, including a heightened sensitivity to demographic trends and worsening housing affordability
- A deep dive into multifamily fundamentals, including rents, occupancy, concessions, collections, supply and absorption, transactions, income, expenses, and medium-term forecasts
- An in-depth look at multifamily investment strategies with submarket-level guidance on where to find opportunity, and a sharper focus on the demographic and affordability nuances that are increasingly separating winning markets from lagging ones
