Affordable Housing National Outlook – Fall 2026
November 12, 2026 · Thursday, 10:00 AM PT
The U.S. faces a persistent housing shortage driven by chronic underbuilding and regulatory barriers. Recent legislation and expanded tax credits are helping, but they are not sufficient on their own. At the same time, lower-income households are bearing the heaviest burden from sticky inflation and slowing wage growth, and more than 1 million LIHTC units are approaching the end of their compliance periods. With costs rising and market conditions growing more complex, how can investors, developers and owners tailor their investment strategies, and how can better data and benchmarking sharpen underwriting decisions?
Industry experts Jeff Adler and Paul Fiorilla offer strategic insights on the current state of the affordable housing industry. The program covers:
• The U.S. economic outlook and its impact on lower-income households
• Competition between affordable and market-rate housing at the market, submarket and unit-type level
• Strategies for affordable housing investment, including new development, preservation, renovation, and employer-driven and naturally occurring housing
• Supply pipeline and delivery forecasts
• Public policy programs and local incentives that encourage new supply and preservation, including tax credits, private activity bonds and property tax abatements
• Property performance trends, including income, expenses, NOI growth, insurance costs and rent collection by market
• New Yardi Matrix tools for researching affordable housing, including the Claude connector
