What do I get with a Yardi Matrix license?
Both products, on every plan. The Matrix Portal web app covers property records, rent and occupancy trends, ownership, pipelines, comps, dashboards and exports for the asset classes and markets you choose. The Matrix Connector for Claude lets you query that same data conversationally in Claude, bring it into any research question or model and get sourced figures inline, on its own or alongside your own analysis.
Every plan covers the same data entitlements across both products, so your market footprint and asset class selections apply whether you're working in the Portal or asking Claude directly.
Can I buy Portal access without Connectors?
No. For Yardi Matrix consumer plans, the Matrix Portal and Matrix Connector for Claude are sold together as one license with no separate add-on to price or provision.
How do markets work across plans?
Plans are sold by market footprint: Starter includes 1 metro, Professional lets you pick any 5, Expert any 10 and Nationwide includes every metro we cover. You select your metros at sign-up and they're locked for the billing period.
The number of available metros varies by asset class. Multifamily residential, including affordable housing, SFR/BTR, covers 178 metros. Self storage covers 194 metros. Student housing covers 161 metros. Commercial, including office, industrial and retail, covers 120 metros.

Which AI assistant does the Matrix Connector support?
The Matrix Connector for Claude connects your Yardi Matrix subscription to Claude. Once set up, you can query multifamily market data, rent trends, occupancy rates, comp sets and supply pipeline directly in Claude and get sourced figures. Whether you're underwriting an acquisition, tracking a target market or building a supply report, every answer draws from real Matrix records.
The Matrix Connector is built for Claude and is available on every plan, on desktop and in the browser.
How is the price calculated?
The plan price covers one asset class. Each additional asset class is charged at the same rate, so three asset classes on the $199 Starter plan is $597 per user per month. Available asset classes include multifamily residential, self storage, student housing and commercial. Your plan choice sets how many markets you can research; the asset classes you set the multiple.
How do asset classes work across plans?
Asset classes are selected at sign-up alongside your market footprint. Available asset classes include multifamily residential, including affordable housing, SFR/BTR, self storage and student housing; and commercial, which includes office, industrial and retail.
Each asset class is priced at the same rate as your base plan, so you pay only for the data sets relevant to your research. Whether you're tracking multifamily rent trends, monitoring self storage supply or underwriting a student housing acquisition, your subscription covers only the asset classes you need. Coverage varies by asset class and the number of available metros differs depending on which asset classes you select.
Can I share my plan with my team?
Starter, Professional, Expert and Nationwide are single-user plans. If you need multiple seats, choose Enterprise and we'll set up custom seat counts and an organization workspace.
Can I change or cancel my plan?
Cancel at any time from your account settings and you keep access through the end of the current billing period.
