{"id":10394,"date":"2026-06-03T12:00:00","date_gmt":"2026-06-03T12:00:00","guid":{"rendered":"https:\/\/www.yardimatrix.com\/blog\/?p=10394"},"modified":"2026-06-04T07:27:23","modified_gmt":"2026-06-04T07:27:23","slug":"student-housing-preleasing-following-a-familiar-pattern","status":"publish","type":"post","link":"https:\/\/www.yardimatrix.com\/blog\/student-housing-preleasing-following-a-familiar-pattern\/","title":{"rendered":"Yardi Matrix: Student Housing Preleasing Following a Familiar Pattern"},"content":{"rendered":"\n<p><em>Two-year deceleration trend continued in April; operators cite a challenging environment<\/em><\/p>\n\n\n\n<p><strong>SANTA BARBARA, Calif., June 3, 2026<\/strong>\u00a0\u2013\u00a0<a href=\"https:\/\/www.yardimatrix.com\/publications\/download\/file\/8815-MatrixStudentHousingNationalReport-May2026\">Preleasing activity at the Yardi<sup>\u00ae<\/sup>\u00a0200 schools<\/a>\u00a0is following the deceleration pattern of the past two years, with the 7.6% month-over-month growth recorded in April 2026 trailing the 8.6% rate in the first three months of the year.<\/p>\n\n\n\n<p>The estimated 71.6% preleasing at the Yardi 200 schools in April was 200 basis points above the final Yardi\u00ae Matrix estimate for March but lagged the rates recorded in April 2022, 2023 and 2024. That is due to a \u201cmore challenging preleasing environment\u201d that operators are facing compared to prior years, which stems from \u201ccompetition from new supply and weakness in the conventional multifamily sector,\u201d according to a new national report from Yardi Matrix.<\/p>\n\n\n\n<p>Meanwhile, year-over-year rent growth measured 1.2% in April, up from 0.8% and 0.4% in March and February, respectively. This acceleration, the first over two consecutive months since early 2023, suggests that \u201coperators are regaining confidence in pricing going into the summer leasing season,\u201d the report says.<\/p>\n\n\n\n<p>The preleasing pace varies considerably by schools, with some universities, including Virginia Tech, the University of Missouri, Western Carolina University and Penn State University, already approaching last year\u2019s final occupancy levels.
