Average advertised asking rents were up 0.3%, on a trailing three-month basis through July, to an average of $1,394. Year-over-year, rates were up 1.8%, which is more than double the 0.8% national figure. An influx of new supply in the past two years led to a slight drop in occupancy\u2014the average slid 30 basis points, to 94.7%, on par with the U.S. rate, as reported in the <a href=\"\/blog\/national-multifamily-market-report\/\" rel=\"\"><strong>national multifamily market outlook<\/strong><\/a>.<\/p>\n<p><iframe id=\"datawrapper-chart-G4wD7\" style=\"width: 0; min-width: 100% !important; border: none;\" title=\"Albuquerque vs. National Rent Growth\" src=\"https:\/\/datawrapper.dwcdn.net\/G4wD7\/1\/\" height=\"329\" frameborder=\"0\" scrolling=\"no\" aria-label=\"Line chart\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">window.addEventListener(\"message\",function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r,i=0;r=e[i];i++)if(r.contentWindow===a.source){var d=a.data[\"datawrapper-height\"][t]+\"px\";r.style.height=d}}});<\/script><\/p>\n<p>Albuquerque\u2019s job gains remained strong, at 2.0% year-over-year through May, while the national figure stood at 0.8%. The metro\u2019s unemployment rate was 4.5% in June, up 30 basis points from the start of the year and 40 basis points above the national figure, according to preliminary data from the Bureau of Labor Statistics. Albuquerque continues to expand as a tech and manufacturing hub.
